Box 479 Yelm, WA 98597   June 8, 2007 KPFF Clint Pierpoint 4200 6th Ave. Suite 309 Lacey, WA 98503 RE: GMS Townhomes – SUB-05-0657-YL Civil Construction Plan Approval (Subject to Approval of Landscaping Plans) Dear Clint: The City of Yelm has completed the initial review of the proposed commercial development. Your application included: Civil Plans received May 18, 2007 No Landscape Plans were submitted We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. At this time the construction plans are substantially complete and can be approved with some minor modifications before you submit for signature. Our comments are summarized below: Landscape and Irrigation Plans: Same comments as Review No. 1 Sheet L 3 of 3: Relocate or shift the trees that are within the water easement on the east property line to avoid damage to waterline from tree roots. Relocate or shift the trees on the northwest property corner outside of the utility easement to avoid damage caused by tree roots. Any trees that are relocated should be replanted through out the project site, possibly along the south property line. Please provide more dense sight obscuring landscaping around the refuse container. Trees need to be planted at least 5 feet from any water meters. After we have received and approved the landscape and irrigation plans, please provide me with the following information: One Full Size set of plans for signature (Your choice of media and will be returned to you) One Stormwater Report for signature (City to retain) When the signed set of plans has been returned, you will need to provide the following before a preconstruction meeting can be arranged. 4 full size sets of signed plans 1 half size set of signed plans 1 CD with the AutoCAD files of the approved plans Engineering Fees paid in full (An invoice will be provided) If you have any additional questions or comments please do not hesitate to call or contact me at jimg@ci.yelm.wa.us.
