Horizon Year
Based on Ciry TIA guidelines, the anticipated build-ouVfull occupancy year for [he development should be used
as the analysis horizon year. I(Ihe project is to be phased, the TIA shall include a LOS analysis for each separate
development phase, with a figure provided for [he horizon year of each phase.
Pipeline Traffic and Backgromrd Growth
The pipeline projects incorporated in the analysis should include:
I. Willow Glen 3 (52-lot plat)
2. Tetra Valley (41-lot plat)
3, Tahoma Tetra (f 1,200 unit MPC)
4. Wal-mart
5. Mountain Meadows (23-lot plat)
6. Green Village (52-lot plat)

Project traffic dishibution for [he above pipeline projects is enclosed. In addition to pipeline traffic, e background
growth rate of 2% should be applied to Che base year Waffle volumes.
Roadway Adequacy and Needed Upgrades
The TIA should address the roadway surface and geometries of Mountain View Road and Killion Road. Both
roads are not fully located within the existing right-oF-way. Please discuss how Chase Broads will operate, how [he
new frontage hnprovements will be joined with the existing chip seal surface, and what the geometries will be
once dte frontage improvements for the Hu[clrinson plat are completed. Reeommendalions for needed upgrades
to Local roadways must also be incorftora[ed in the TIA.
The intersections of Mountain View Road and Killion Road with SR 510 do not meet current requirements. The
TIA must include discussion and analysis of these intersections and note [hat if the proposed Lm does not
materialize, this project maybe responsible to conshuct improvements at these intersections.
