Fourth Review of Civil – Site Construction Documents
Mr. Connolly:
The City of Yelm has completed the initial review of the proposed subdivision. Your application included:
Construction Plans dated April 18, 2007
Stormwater Report not included
Landscape Plans not included
We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following comments
need to be addressed before the plans may be approved for construction. The comments are summarized below:
Construction Plans:
Sheet 27 of 29:
The sign plan is not complete. A second stop sign/street name sign needs to be installed at the west end of road E and the east end of road D. Also the sign callouts need to be completed.
The City of Yelm typically requires street lights to be installed at all intersections and roadway curves within the subdivision. Please install street lights at the 4 curves inside
the plat.
The dead end streets are required to have a “Future Street Sign” installed on the type 3 barricade. These can be purchased at the Public Works Office.
Sewer Departments Review:
Please provide the latest details per City of Yelm spec.
Both “End of Line Clean outs” at both ends of “A” Rd. must be in the asphalt.
Please add 1 in-line gate valve at sta. 40+00 on “B” Loop.
All ftgs. Used for this sewer main must be SL.X SL. Not MJ X MJ Only PVC can be used. The only exception being Gate Valves that are MJ X MJ (sheet 18 shows MJ X FL)
Sheet 20 shows the proposed Step Main to be connected to an existing Stu-out on Killion Rd. we are not aware of any stub-out at this location.
Any sleeving (pipe encasement) done must be done in PVC pipe with out any grouting.
The sleeve must be 20’ long and centered over the pipe being crossed.
Water Department Review:
The developer is responsible for the cost of the fire hydrant locks and the City of Yelm Water Department will order and install them. The project will not be final until the City of
Yelm has received the payment in full for the fire hydrant locks. (Comment for Applicants Information)
Note 10, this needs be hot tapped at the water main on Killion Road. This was not put in or designed to be put in with the Cherry Meadows project.
Sheet 22, Note 8, Can we omit this air release and may be lower the water main a little so we don’t need this air release.
Landscape and Irrigation Plan: These are the same comments from Review No. 3
Describe how the two open space tracts on the north side of plat will be improved, i.e. recreational equipment.
Type I landscaping is required along the south property line. Preferably an 8’ foot masonry fence.
Please provide the City of Yelm street tree planting detail.
Provide the species of the trees that are being planted.
Misc Information:
You are required to get the Yelm Post Master to review and approve the locations of the mail box clusters before the construction plans maybe approved. This is a request from Yelm Post
Office.
Please review and revise the plans to address the above referenced comments. When you have addressed all the comments please resubmit 4 set of full size plans and one set of half size
plans. The project engineer is required to include a written response with the resubmittal, indicating how all the review comments above have been addressed or responded to. This will
