Suite 315 Tumwater, WA 98501 Re: Yelm Plaza – Site Construction Documents Review No.2, Planning, Water and Sewer Corrections and Comments City of Yelm Project Number - SUB-05-0581-YL Mr. Chris M. Merritt, P.E. The following need to be corrected on the Yelm Plaza construction plans. Water and Sewer comments are as follows: Construction Plans: Sheet 7 of 9: 1. The developer is responsible for the cost of the fire hydrant locks and the City of Yelm Water Department will order and install them. The project will not be final until the City of Yelm has received the payment in full for the fire hydrant locks. 2. Water meter service manifold detail on page C3.2. This method is not acceptable by the city. Please follow City of Yelm Standards 6-1 for single meter service and 6-2 for dual meter service. There will have to be 2 or 3 taps depending on the COY water meter details used. 3. The water meter off of Plaza Drive NE. should be moved to the existing water meter box that is closer to the private road. 4. All commercial buildings are required to have backflow assemblies on the domestic water meters. 5. Sheet C 3.1 shows two individual step sewer taps. Please look at COY standard detail step sewer detail. 6. Symplex (1 pump) system in the step tanks, the pump must be an OSI 20 GPM pump. 7. A hose bib is required to be installed within 50 feet of each step tank for servicing. Construction: 8. Item # 22 from review letter No.1 Construction baseline is great for stationing off that line, what about stationing parallel to the construction baseline. It appears for any dimensions parallel to the construction baseline, a contractor will have to scale locations for storm structures. 9. Comment to your Item # 23 from review letter No.1 City of Yelm Standards still apply. 10.The Water Department will not be responsible for the installation of Double Check Valves or Reduced Pressure Backflow Assemblies. Landscaping: 11.Please provide a detailed plant and tree list by including sizes, quantities, and spacing of all the plants and trees. Landscape plans cannot be reviewed until the detailed list is received. 12.There is still no real clarification from Planning on the 2 foot curb, Planning is awaiting the above information from item # 11.
