Dear Mr. Mckinnon:
The Community Development Department performed its initial review of your submittal for the above referenced project and we have found some areas that need further detail or will be
required to be changed to allow approval of your site plan. Some of these changes may affect your project, and we would like to bring them to your attention early in the process.
Building Locations: The southwest corner of Building C appears to be encroaching into the private road easement. The foundation of any structure cannot be located within any easement.
Either the building will need to be moved or the existing easement will need to be revised in order to proceed with Site Plan Review. If the easement is revised then we will require
evidence of the revision prior to approval.
Off-Street Loading: The conceptual site plan does not display any loading zones. The project will require a minimum of one (1) loading zone.
Refuse Container: We are not able to determine the location of the refuse container. Refuse collection areas are required as a part of all commercial development and shall be designed
to contain all refuse generated on-site and shall not be visible outside the refuse enclosure. The enclosure shall consist of a solid structure such as wood fence or masonry. The location
of the refuse container must be shown on the revised site plan and be approved by Le May Inc.
As an effort to promote shared parking between the proposed project and the site to the east, the City will forgo the perimeter landscaping requirement along the east property line if
the existing asphalt roadway is increased to twenty-
three feet. The parking along that side can be replaced with parking directly off of the twenty-three foot access easement.
Access into the site from the west entrance off of Plaza Drive shall be constructed as a commercial driveway approach through the extension of the concrete sidewalk and approach pursuant
to detail 4-9 of the Yelm Development Guidelines.
Please submit a revised site plan offering solutions to the items addressed above.
As stated above, these items will most likely become conditions of approval for your site plan, and may drastically affect your site plan.
