Mr. Antonoff:
The City of Yelm has completed the 2nd Civil Plan Review of the proposed subdivision. Your application included:
Civil Engineering plans received March 13, 2007
Stormwater Report received March 13, 2007
Landscaping and Irrigation Plans recieved
We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following
comments need to be addressed before the plans may be approved for construction. Our comments are summarized below:
Construction Plans:
All Sheets:
Please change approval signature box to read Development Review Engineer.
2. Please include all sheet numbers (1 of 5, 2 of 5, 3 of 5, 4 of 5 and 5 of 5).
3. The existing well will need to be decommissioned per DEO and DOH regulations and a copy of report sent to City of Yelm.
Please follow City of Yelm Water Details for proper size of water meters for this project.
Fire hydrant water line and step sewer service line need to be 10 feet apart.
Is there an irrigation system on this project?
Water lines should not be installed under buildings.
What is the bury depth of step tanks.
Please show current City of Standard Details 4/2007.
Please show connection of step sewer service line to step sewer main and call out the current COY Detail.
Show locations of Carson boxes.
Show location of pump control panels.
Step sanitary sewer lines should not be installed under buildings.
Clean outs should be installed between buildings.
A hose bib needs to be installed near step tanks for servicing.
Please provide current COY Detail for step / pump tank dated 4/2007.
Please provide type of pumps used.
The City of Yelm does not allow the use of cartridge or filter systems; please revise with a City of Yelm approved treatment structure.
Please add stationing.
What is proposed parking lot pavement thickness? As shown, the infiltration trench has a top elevation of 329 feet. This is one foot or less below the top of asphalt in the parking
area. Depending on the proposed pavement section, this is likely not deep enough to provide adequate separation between the top of the gallery and the bottom of the pavement section.
The city of Yelm Water Department does not make the tap on the water main for the service line. However the City of Water Department will have to be notified for inspection. Please
follow the City of Yelm Development Guidelines.
Please provide size, type, and slope information of the sewer pipe connecting the buildings to the STEP tank.
Provide type of screening for refuse collection area.
A cleanout detail should be provided.
Please show location and call out on plans.
Please provide a detailed landscape and irrigation plan reflecting land use condition of approval #10.
Please define hatch for cement concrete and asphalt.
Please show the correct hatch for cement concrete and asphalt in the legend on sheet 2 of 4.
The civil plans do not show any provisions for the building fire protection sprinklers. The plans should show the Fire department connections, Post indicator valves, double check valves
and fire hydrants to service these systems.
Landscape Comments:
30. Please illustrate Type III landscaping along the property frontages of Crystal Springs Road as required in the Preliminary Approval.
31. Please provide the City of Yelm street tree planting detail for the street trees that are required as a part of the Type III landscape requirements along Crystal Springs Road. Please
choose a street tree from the City of Yelm Street tree list under the “small tree” section. You can find the Street Tree list on the City of Yelm website.
32. Please provide Type IV landscaping within the parking area. No Parking stalls shall be further than 50 feet from a tree. This can be achieved by shifting the 16 parking stalls to
the west and placing a planter island in between.
33. Parking stalls must be displayed on the Landscape Plans and need to include at least (1) Handicap Stall as required in the preliminary Approval.
34. Please display the refuse container location with the appropriate landscaping and screening on the Landscape plans. We recommend that you relocate your refuse container to the southwest
corner of the property, outside of all wetland, shoreline and floodzone areas. LeMay may not approve the location as it is proposed on the preliminary site plan.
Please review and revise the plans to address the above referenced comments. When the project is resubmitted you will need to submit 4 sets of plans. The project engineer should include
a written response with the resubmittal, indicating how all the review comments above have been addressed or responded to. This will significantly expedite our review of the project.
