Box 479 Yelm, WA 98597   September 17, 2004 Karl Lundberg 2M Enterprises LLC 15345 Sunwood Blvd Suite 302 Tukwila, Washington 98188 RE: Civil Engineering Review No. 1 Timber Estates Short Plat City of Yelm Project No. CIV-04-0118-YL Dear Mr. Lundberg: I have reviewed the plans submitted and dated 06/28/04. The following are comments from the above referenced plans and need to be addressed on the future submittal. I have organized these comments by general category. Site Plan: Please show the dimensions and bearings for all lot lines, construction centerlines, roadway centerlines and right of way lines. The proposed duplex lot needs to be labeled on the site plan. Show mailbox locations. Storm Drainage and Grading Plan: The catchbasin offsets need to be verified or add a note to the plans stating where the offset is measuring to and from. Show elevations for frontage plans in plan view. Show locations of survey monuments. Show street sign locations and call out types. Show driveway locations to be installed. Show elevations around the cul-de-sac. More detail is needed at the sidewalk connection on Vancil Road. The frontage improvements do not line up. Add stormwater facility sections and show elevations of existing grades. Show contours on the construction documents if the site is expected to be mass graded. Or show only the contours for the roadway installation and it will be the builder’s responsibility to submit a grading permit for each lot with building permit. Water Plan: An irrigation meter will be required for the irrigation system. Also a double check valve will be required behind the meter to protect the water system from contamination. The water meter boxes shown on the plan need to be located 4 feet behind the flow line in the curb. This is measured from the flow line to the center of the meter boxes. Show watermain air vac outside the pavement area and 12” above ground. Add 4” gate valve after the 8”x4” reducer. Show valve at the tapping location. Please show the roadway restoration at the connection location. Add water details as required. Show the existing well to be decommissioned per the Department of Ecology requirements. Sewer Plan: The sewer boxes shown on the plan need to be located 4 feet behind the flow line in the curb. This is measured from the flow line to the center of the meter boxes Show valve at the tapping location. Please show the roadway restoration at the connection location. Add sewer details as required. Landscape Plan: The planter strips and open space needs to have a method of watering the street trees and landscaping shown on the plans. This may be within 75 feet of a hose bib, sprinkler system, drip irrigation system etc. Show the proposed design on the plans. Show locations of existing fences and proposed new fences. The fence will need to be along the east property line and south property line of lot 9. Street trees should be located at 35’ on center along the south side of the roadway and as close to 35’ on center as possible on the north side without affecting the utilities and driveway locations. The plans need to show the proposed open space improvements. List the street tree types to be installed. Misc. Information: The street light locations need to be shown on the construction documents. PSE will get the locations from your plans. A light will be required at approx. sta. 10+50.00 on the north side of Timber Court and a second light will be required at approx. sta 14+80 in the cul-de-sac. Please revise and resubmit the construction documents with a letter addressing how each comment has been addressed.
