Third Review of Civil -Site Construction Documents
Mr. Foley:
The City of Yelm has completed the third review of the proposed Subdivision. Your application
included:
• Full Size Plans
• 11x17 utility Systems Plan
• Response to 08-08-07 Comments from the City
• Quiet Title Action
• Storm Drainage Report
• Water Well Decommission Report
We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the
DOE Stormwater Manual and general standards of civil engineering practice. The following
comments need to be addressed before the plans may be approved for construction. Our
comments are summarized below:
Sewer Comments:
1. Vertical deflection is shown on the drawings for the 2" step mainline. Pipe deflection is
not allowed.
2. The pipeline is show at greater than 7' of depth. This is too deep. The elevation of the
pipe should have 60" of cover.
3. Sta. 6+79, reference is made to "new End of Line Stationed between Clean-Out and Ball
Valve cover." Please clarify what this is referring too.
4. Reference is made to "Sewer Key Notes" at Sta. 6+7g. What is this referring too?
5. No "Air release Assembly" is needed at Sta. 0+09.00.
Water Comments:
6. If the contractor is going to test against the existing gate valve at Sta. 0+00 if will be
there responsibility to make sure it is in proper working order.
7. Water. On sheet C6, the utility crossing note # 3 calls out 8" Ductile Iron, should this
read 8" PVC to be consistent with the plans or D.I. will need to be approved by the City
of Yelm Water Department and Engineering. (Drawing show's 8" C-900 CL. 150 PVC.)

Landscape Comments:
8. Street trees on "non-sidewalk" side of street to be planted within the 5-foot planter strip
directly behind curb, not on private property.
9. Clearly show access to the "Durant Street Path" from the development, pathway location
and materials.
10. Display hydroseed within all planter strips and storm ponds.
11. Clean and reseed if needed the area between the "Durant Street Path" and the back
perimeter fencing along the west property line. Please make this a note on the final
landscape plans.
Irrigation Comments:
12. A complete irrigation plan needs to be submitted and approved prior to civil plan
approval. See conditions of approval no 13.
Engineering Comments:
13. Locate street sign at the cul-de-sac indicating the future street connection location to the
northwest. Please make this a note on the final landscape plans.
14. The cover of the construction plans notes a 17' legal description gap that you are adding
improvements too. You will be required to show ownership of this area prior to final plat
approval. The civil plans will be approved however this does not alleviate the
responsibility of the owner to show ownership of this area. I was unable to verify this
comment was complied with. The planner was out of the office at the time of this letter.
I will verify and if so please disregard.
Please review and revise the plans to address the above referenced comments. When the
project is resubmitted you will need to submit 4 sets of plans, 2 stormwater reports. The project
engineer should include a written response with the resubmittal, indicating how all the review
comments above have been addressed or responded to. This will significantly expedite our
