Create an 23-lot subdivision from a 4.88-acre parcel including associated roadway, water, sewer, and storm drainage improvements. 12. Location of the proposal. Give sufficient information for a person to understand the precise location of your proposed project, including a street address, if any, and section, township, and range, if known. If a proposal would occur over a range of area, provide the range or boundaries of the site(s). Provide a legal description, site plan, vicinity map, and topographic map, if reasonably available. If any, generally describe and give approximate quantities if known. During construction: unknown quantities of hydrocarbon emissions from construction equipment and dust will be present. Single family residential lots are located [o the east, noRh, and west and a preliminary plat of residential lots has been recently approved to the south. b. Will any structures be demolished? If so, what? Yes, the existing barn will be demolished. e. What is the current comprehensive plan designation of the site? R-6 f. Transportation Page 9 Identify sidewalks, trails, public streets and highways serving the site, and describe proposed access to the existing street system. Show on site plans, if any. The project site will be served by Burnett Road SW. This project will connect to the proposed frontage improvements, including roadway widening, sidewalk, and landscape strip, for the recently approved preliminary plat to the south. These improvements will 6e extended through the project site. b. Is site currently served by public transit? By what means? If not, what plans exist for transit service? No c. How many parking spaces would the completed project have? How many would the project eliminate? Two parking spaces will be provided per dwelling unit. None will be eliminated. d. Will the proposal require any new sidewalks, trails, roads or streets, or improvements to existing sidewalks, trails, roads or streets, not including driveways? If so, generally describe (indicate whether public or private). Yes. Anew public roadway with sidewalks will serve the proposed lots. A sidewalk will connect to the proposed sidewalk to the south and will be extended northedy along Burnett Road to the north property line. e.
