Re: Application for Green Village Subdivision
Dear Mr. Hom:
During the Environmental review of your application for a subdivision (Green Village 05-SUB-0058-YL) the Site Plan Review Committee identified several issues in which your proposal is
inconsistent with applicable City regulations.
Specifically, the proposed modified City street standard within the Green Village Subdivision was discussed at length, and the Committee determined that it will not recommend approval
of the proposed modification to the adopted City street standards to the Hearing Examiner. The proposed deviation from the approved street standards would create potential significant
impacts to public services in the form of additional street maintenance and emergency service access, as well as creating a traffic safety hazard.
Additionally, the use of alternative stormwater treatment technologies are not appropriate for street frontages, as proposed in the preliminary drainage reports.
At this point in the preliminary plat approval, you may revise your subdivision application to include standard City of Yelm street sections and stormwater treatment. Because these
changes necessarily change the project layout, the City will not issue a threshold determination pursuant to SEPA until the site plan is updated to reflect the required changes.
