Re: Landscape Plans for Browns Auto Display Pads
Dear Mike:
The Community Development Department has reviewed the landscape plans recently submitted for the above project, and considers them approved as noted.
An eight (8) foot Type II landscape buffer is required on the south, west and north property lines, pursuant to the land use approval dated January 2006. A five (5) foot buffer is required
adjacent to the auto display pads. See redlines on plans.
Type III landscaping is required on 106th Avenue and in the planter strip located on SR 507.
The City of Yelm design guidelines require that when concrete blocks are visible from a public street, they must be architecturally treated, and colors must be earth tones.
The existing location of the auto pads near SR 507 does not appear to meet the 8 foot setback from the back of sidewalk. I understand that street trees have already been planted on
106th Avenue, however the plan does not show their location. Street trees are required in the SR 507 planter strip. The use of bright red, white and blue paint does not meet the architectural
design guidelines.
I have attached the landscape details from our design guidelines to assist you in creating your planting scheme. I have also included a copy of your land use approval.
