A preliminary plat is a request to subdivide property into five or more lots for the purpose of residential,
commercial, or industrial development. A preliminary plat is reviewed by the City's staff, Planning
Commission and City Council for conformance with City subdivision standards and other regulations.
The Planning Commission will hold a public hearing after notifying neighbors and other agencies. The
plat cannot be approved unless appropriate provisions have been made for public facilities, such as
roads, sewer and water. Preliminary review will usually take about 90 days. If preliminary approval is
granted, a final surveyed plat must be presented within five (5) years with appropriate arrangements for
all improvements.

Do the subdivision's lot sizes, proposed use, etc., conform with the zoning of the property?
Please explain. The property is zoned R-6 Moderate Density Residential Single family homes
are a permitted use within this zone Density within this zone is 3-6 units per acre with no
minimum lot size The proposed subdivision will conform with all zoning requirements of
Chapter 17 15 of the Yelm Municipal Code
2. Are any provisions proposed to minimize conflicts with neighboring land uses? Describe. None
needed Surrounding land uses are zoned Moderate Density Residential and Institutional for
the school site.
3. Is the site within 300 feet of any "critical areas' such as wetlands or streams? Yelm Creek
is located on the southern bottler of the site and the southern portion of the site is mapped as
a High Groundwater Flood Hazard area. All development will occur outside of [he floodolain.
4. What provisions will be made for water supply? The subdivision will be served by City of Yelm
water.
5. What provisions will be made for sewage? The subdivision will be served by City of Yelm
sewer.
6. What provisions will be made for storm water andlor flood control? Stormwater will be
treated and systems will be designed in accordance with CiN of Yelm standards and the DOE
Stormwater Manual. No development will occur within the portion of the site that is a
floodolain
7. What provisions will be made for streets, access and/or buses? Internal roads will be
constructed to the City's local access residential standards and frontage improvements will be
constructed on Middle Road. Access will be provided from Middle Road.
8. What provisions, if any, will be made for open space andlor recreation?
1.48 acres has been set aside for an open space tract.
9. What provisions will be made for schools and school children? The developer will negotiate
an agreement with the Yelm School District to mitigate impacts to the district.
