-~--oo GEOMATICS ®o®!®s!'i LAND SURVEYING ©2000 PO Box 2550 • YELM, WA 98597-2550 • 703 Yetm Ave. W. 360-400-LAND cs2es~ FAX: 360-400-5264 July 20, 2007 City of Yelm Community Development Department Grant Beck, Director PO Box 479 Yelm, WA 98597 Re: First Review and Comment for the Plat of John's Meadow Case No. SUB-04-0175-YL Geomatics' Job No.: 1561 Dear Mr. Beck: RFCF~ V ED JUG 2 31007 I have completed my first review of the abovementioned plat. Attached, please fmd an original copy of the map, sheets 1 - 4, with my "red-line" comments. These "red-lines" request additional information and/or edits. I have also included an original copy of the closure report for the lots, tracts and road dedication. There are differences regazding the dimensions the boundary around Parcel A of BLA-040099 YL, as shown on the plat, with respect to the "overall" closure report. With the plat, I received a copy of Chicago Title Insurance Company's Plat Certificate, Order No.: 2051725, dated May 9, 2007. The description of the original parcel of the plat is consistent with the description at Schedule A of said Certificate. There aze no easements listed in Schedule B of said Certificate. There aze two agreements with the City of Yelm regarding the waterline and sewer extensions. We did not review said agreements. The wording of the Easement Provisions and the Dedication is consistent with past plats approved by the City of Yelm. In our red-lines we have requested numerous edits, revisions and additions from the surveyor. Two major concerns aze as follows: • Show how the boundary location was determined. Include calls from the legal description of Pazcel B ofBLA-040099 YL and the controlling monuments utilized, complete with dimensions to the boundary. • The methodology utilized to determine the location of the 100-year floodplain boundary. I scaled the 100-yeaz floodplain boundary at the easterly plat boundary to be an elevation of 333.6'. I also suggested a more accurate method of determining the 100-yeaz floodplain boundary on the ground utilizing the cross- sections from the F.LR.M. Panel in conjunction with the Flood Insurance Study. drb@geomaticslandsurveying.com www.geomaticslandsurveying.com _~GEOMATICS ®eiS®~4i LAND SURVEYING ©2000 PO Box 2550 YELM, WA 98597-2550 703 Yelm Ave. W. 360-400-LAND tszes~ FAX: 360-400-5264 I have enclosed Invoice #667 for the amount due of $800.00 for professional services rendered.
