RE: Ridgeline Junior High School – Final Punchlist Items

Dear Mr. Birkland:
The following are a list of items that have not been addressed as part of the Ridgeline Junior High School construction project.
Water System comments as provided by Public Works Department –
There is a sewer lid on the water valve box at Carter St. entrance.
The valve box for the fire hydrant at station 5+82.89 needs to be vacuumed out.
The fire hydrant at station 3+00.00 looks like it may be too low when the landscaping is done.
Ensure fire hydrant that is near the domestic water meter is at proper height when landscaping is complete.
The valve box at station 7+17.05 needs to be vacuumed out.
There are no bollards installed around the fire hydrant at station 13+12.45 as the prints shows.
There are no bollards installed around the air release as the prints shows.
The air release needs to be raised to final grade of the landscape.
The irrigation system needs to be removed from the fire hydrant at station 9+06.69.
The fire hydrant at Mill Pond Middle School in back by the play ground needs the ground to be built up around the hydrant and the fence in front of it to be moved behind the fire hydrant.
This hydrant is not accessible to fire department or Public Works in this state.
Mill Pond School now REQUIRES a Reduced Pressure Backflow Assembly now that it has Reclaimed water on this property.
The Reduced Pressure Backflow Assembly hot box at Ridgeline School needs power to it.
Sewer System comments as provided by Public Works Department -
The breakers that operate our system within the building are not labeled to allow service personnel to disconnect power.
1 manhole remains to be vacuum tested.
Ground water wells (pyzometers) have not been installed.
Both 110 volt wiring and low voltage wiring (control wires) were installed in the same conduit. These must be separated in individual conduits. This appears to have been corrected.
However, there is no sign (asphalt/concrete patches) that another conduit was in fact installed. The contractor will have to prove to the sewer Department that another conduit was in
fact installed.
These pumps have now run continuously for months and will need to be replaced with new pumps prior to our acceptance.
The floats are not operating correctly and must operate according to specifications.
There is a problem with the alternating relay within the pump control panel or it is not wired correctly
Next to the tank riser, both 110 volt and control wires are protruding out of the conduits and exposed. This is not acceptable.
My suggestion is that the General Contractor along with the electrician contacts the Yelm Sewer Department to have a mtg. to go over these items. (This has already occurred once, but
apparently another mtg is needed).
General Comments provided by Community Development Department –
The storm pond and swales need to have debris cleaned up and hydro seed the slopes.
The landscaping and fencing not complete around south end of ball fields.
Maintenance driveway entrance to south ball fields from parking lot not complete, sidewalk not complete.
Clean up debris located in planter strip along southeast fencing between school and housing (mobiles on 107th loop).
The area between the property line fence and baseball field needs to be reseeded.
The area at the north east property line needs to be hydro seeded.
A portion of fencing for the storm pond in the Hawks Landing subdivision, located at the north entrance to the school to be replaced.
Note: Property owners in the Hawks Landing Subdivision, located at the north property line, adjacent to baseball fields, have called and complained that there is a gap at the bottom
of the fence and the ground. They also state that the slope from the ground to their property is “a mess”, sluffing onto their property. When concrete was added to the base of the
fence posts, concrete “sluffed” onto their property.
Documentation that is required by Community Development Department –
Developer Agreement for the improvements required to SR 507 to be completed no later than July 31, 2007.
Agreement for deferral of frontage improvement requirements to Mill Road
Dedication of sewer and water lines/appurtenances.
Easement for sewer and water systems
Stormwater Maintenance Agreement needs to be recorded.
The construction asbuilts need to be submitted and approved.
The project engineer should include a written response indicating how all the punchlist comments above have been addressed or responded to. This will significantly expedite our review
