Dear Mr. Christensen:
The City is reviewing your application for Site Plan Review and shoreline permit. There are a few items that are needed before we can continue to process your application. I have included
information for your assistance in completing the application requirements.
Because we are processing two applications, and you want to complete your project in phases, we will need two site plans, and a little more detail in each application.
For the Shoreline Permit we will need:
The site plan submitted is what we will use for the shoreline permit. This site plan however must show clearly the shoreline jurisdiction area (200 feet from the Ordinary High Water
Mark), the floodplain and wetland boundaries, and label Yelm Creek as being an Urban shoreline designation.
The site plan must also show the location of proposed buildings, utilities, water and sewer lines, sewer tanks, electric and gas.
For the Site Plan Review Application we will need:
Eight (8) Copies of a site plan that includes:
What is planned for the first phase of development, to include improvements to frontage and access roads.
Show clearly the 200-foot shoreline jurisdiction area, the flood plain and wetland area.
Any existing wells or septic on or within 200 feet of the property.
A conceptual landscape plan for phase one.
A preliminary storm water drainage report (this is something your engineer should provide to you).
A more detailed description of your phasing plan.
