City of Yelm Design Guidelines Checklist Narrative March 15, 2006 LA (2) Yelm Ave is the only street frontage for [his development. The Credit union has two entrances, either of which accommodate access to drive through teller windows. LB.(1) Garbage pick up is in the rear of the development. Other service features are .r minimal, including such things as paper delivery. ti LD.(1) Garbage pick up is enclosed by fencing. Irrigation controllers are on the side of the buildings and not overly obvious from front. LE.(1) The drainage design was completed for the existing building and is sufficient to accommodate the proposed addition without upgrading or expanding the existing system. The existing system consists of two wet ponds, an underground infiltration trench and an open infiltration pond. Strom water is collected by catch basins and transferred by piping to the ponds on the south. There are no biofiltra[ion swales. ILA.(I) The proposed handicap access in the front of the proposed addition complies with ADA rules. B.A.(2) Luminaires have been relocated to provide adequate lighting. ILB.(1) At present there is no sidewalk along Yelm Ave. ILB.(3) The parking is double banked with sidewalk along one side. The furthest walking distance to a walkway from the far parking aisle is about 64 feet. ILE.(1) The proposed addition will include additional walkway and less parking directly in front of the building. The existing entry has six parking stalls and a strip of walkway. ILA(1) The front of the site includes open grass area and trees. IILC.(2) Parking lot design conforms to City of Yelm standards. IV.A.(1) The from of the proposed addition will include a canopy and expanded walkway area. IV.D.(1) The front and sides of the building will have storefront windows and door and brick veneer to match existing brick. The additional unit will be screened by the parapet walls. The existing units are not visible from the road, and the proposed additional unit will not be visible. IV.Q(2) There is an existing utility meter with landscaping around it. The proposed RP device will be installed in this area. V.G.(1) A schematic landscape plan has been provided. V.H.(1) The existing landscaping includes many fir trees, a walnut, a hawahom, cherries, and assorted deciduous trees, shrubs and grasses. V.L(1) Parking lots are either screened or will be screened per City of Yelm requirements. V.L(3) Copies of the landscape plans showing renovations to disturbed areas has been provided.
