Dear Mr. Tauscher
I have reviewed the plans submitted and dated 06/14/04. (Date of PE stamp). The following are comments from the above referenced plans and need to be addressed on the future submittal.
I have organized these comments by general category.
Storm Drainage Plan:
Please number the catch basins and show all right of way storm system in profile views. Also each catchbasin needs a station and offset to be located.
The frontage storm water runoff needs to be collected and routed to the stormwater system. Some catch basins need to be added to the frontage to control runoff.
The minimum slope of a treatment swale is 2%. It appears that the design of the swale does not meet this requirement.
Show all test pits on the storm drainage plan. It appears that there are no test pits located in the storm water facility. The closest test pit is #2. It encountered ground water
at +/-88” at that location. The design of the pond does not allow 3’ of separation between the ground water and bottom of the pond. This area is known to have high groundwater and
will be a conflict with the stormwater pond located in this location.
The pond’s top of slope must be at least 10’ away from all property lines.
Drainage Report:
There are many call outs talking about a proposed school. Please review the report and remove the information that does not pertain to this project.
The existing onsite well needs to be decommissioned as part of the project.
The test pits state that water was present in all the holes. Given the location of the pits, the proposed infiltration pond will be at ground water or very close to it. A three-foot
separation in required to be maintained.
I will be reviewing the stormwater sizing calculations on the following submittal.
Water Plan:
The services installed for the future building locations will need to be full services according to the standard detail 6-1. However if you want to service the building with a 2” line,
the tap should also be 2” tap.
The proposed building is required to have a double check valve assembly installed behind the water meter. The other building will be required to have a DDCV also when they are permitted
for construction.
The irrigation meter will be required to have a DDCV also behind the meter.
The proposed fire hydrant located next to the refuse enclosure needs to be installed with a tee from the 6” water main.
Show and callout all thrust blocking required for the construction of the watermain.
Show service boxes on the plan. They should be located behind the vertical curb in the planter strip.
Call out the water main connection at 106th Ave SE
The connection at SR 507 needs to be live tap not a cut in tee.
The fire hydrant being connected to SR 507 needs to be a live tap.
The water main needs to stay within the curb lines of the roadway. Add a couple of 45 bends to “curve” around the corner of the proposed roadway.
Please submit fire hydrant flows and calculations showing these hydrants will provide the required fire flow.
Please provide water calculations for the domestic water usage.
Sewer Plan:
The sewer main needs to stay within the curb lines of the roadway. Add a couple of 45 bends to “curve” around the corner of the proposed roadway.
Show service boxes on the plan. They should be located behind the vertical curb in the planter strip.
Show and callout all thrust blocking required for the construction of the sewer main.
The services installed for the future building locations will need to be full services according to the standard detail 7-2. However if you want to service the building with a 2” line,
the tap should also be 2” tap.
An end of line cleanout needs to be installed at the end of the sewer main at approx. 3+00
The minimum commercial step tank size is 1500 gallons. Please revise the plans to reflect this requirement.
Show a hose bib within 50’ of the step tank. It is required for maintenance of the tank.
Show the location of the control panel and add the details to the plans. The location needs to be within line of sight of the tank location.
Landscape Plan:
The landscape plans need to have more detail on them. They should show plants, species, locations, etc. Please refer to the presubmission notes for requirements of landscaping.
The irrigation plan should show layout, locations, DDCV location etc.
Street trees need to be shown on 106th Ave SE. The recommended interval is 35’ on center.
Misc. Information:
The SR 507 improvements have not been shown on the plans. The SR 507 plans will need to be reviewed by the Washington State Department of Transportation. Typically it will take 6-9
months for the DOT to review the frontage improvements plans. This approval will take longer than the city review of the onsite plans. The occupancy of the building may be held up
until the frontage improvements are completed.
