Morrissette and Assoc. 1700 Cooper Point Road SW #B2 Olympia, Washington 98502 RE: Civil Engineering Review No. 3 Christensen Commercial Center – Furniture Building City of Yelm Project No. CIV-03-8356-YL Dear Mr. Tauscher I have reviewed the plans submitted and dated 09/28/04. (Date of PE stamp). The following are comments from the above referenced plans and need to be addressed on the future submittal. I have organized these comments by general category. Storm Drainage Plan: The bioswale is required to have a 9 min travel time. The stormwater report shows 4.4 minutes. Water Plan: The fire flow calculations do not appear to meet the demand for this building. The calculations show a demand of 2750 gpm. The model predicts an actual fire flow of 2032 gpm. After discussion with the fire marshal there appears to be 4 possible options for meeting the fire codes. Retesting the fire flow and determining if the fire flow has improved since the last test was conducted. The building may be sprinklered and the fire flow can be reduced by 50% at the approval of the fire marshal. The building can be designed with a fire separation wall dividing the building in half. A fire flow storage tank could be added to the site with a booster pump to supply the additional water for fire flow. Misc. Information: The irrigation plans have not been submitted at this time. The owner will be submitting the irrigation design in a separate submittal. This will not delay the civil engineering approval. The SR 507 improvements have not been shown on the plans. The SR 507 plans will need to be reviewed by the Washington State Department of Transportation and the City of Yelm. Typically it will take 6-9 months for the DOT to review the frontage improvements plans. This approval will take longer than the city review of the plans. The occupancy of the building may be held up until the frontage improvements are completed. This review of the plans has not addressed any information for SR 507 or the frontage improvements. This will not delay the civil engineering approval for the onsite improvements. Please revise and resubmit the construction documents with a letter addressing how each comment has been addressed. The changes may be handled with a fax for review. After review I will request the final documents.
