Trust FundDEVELOPER AGREEMENT Richard Christensen This Agreement is made between Richard Christensen and the City of Yelm for improvements described in the Exhibit A attached hereto and made a part hereof. The undersigned agrees to complete the required improvements no later than June 30, 2005. It is understood and agreed that the City will take action for violation of Chapter 17, Yelm Municipal Code if the required improvements described are not complete prior to June 30, 2005. It is further agreed that the city may discontinue water service if the terms of this agreement are not met. . DATED this 23rd day of May, 2005 Richard Christensen  EXHIBIT A Richard Christensen Required Improvement Cost Estimate Completion of required landscaping pursuant the City of Yelm $2,500 Approval for Land Use Permit No. SPR-03-8356-YL., as noted on the approved landscape plan dated December 13, 2004, to exclude SR 507 frontage improvement landscaping, and side yard landscaping along the SR 507 area. Specifically to include; sod at the bottom of the swale leading to the stormwater pond, street trees for 106th Avenue, and trees for the internal parking lot, grass, or hydroseed for the perimeter landscape area to the north of the site, and planter boxes in front of the store, adjacent to the building.
