Box 479 Yelm, WA 98597   March 19, 2007 Mark Steepy KPFF Consulting Engineers 4200 6th Ave SE Suite 309 Lacey, WA 98503 RE: Forrester Heights Phase 1 – SUB-05-0458-YL Third Review of Civil Site Construction Documents Mr. Steepy: The City of Yelm has completed the second review of the proposed subdivision. Your application included: Construction Documents dated Feb 13, 2007 Landscape Plan dated Feb 13, 2007 We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following comments need to be addressed before the plans may be approved for construction. Our comments are summarized below: Water Plan: At station 15+51 please install a blow off assembly to flush out the mains. There are still many concerns about the ability of the current city system to supply adequate water pressure and fire flow. Please see separate letter addressing these issues. Street Lighting Plan (18 of18): The street light plan needs to match the design from PSE (Intolight). It appears that the utility trench is located on the opposite side of the roadway therefore the lights will also be on the opposite side of the roadway. Landscape Plan: Reviewed by Tami Merriman The fence call out should state that the fence is a “new 6’ high solid wood fence” General note No. 6 should state “tract C and D will be replanted”. General note No. 1 needs to be revised to require the street trees to be installed at the time of final plat, not at house completion. Irrigation Plan: Please show irrigation meters as needed for the drip system. Signs: Numerous signs are going to be needed to complete this project at this time the plans do not address the required signs. I would advise that the applicant and jurisdiction conduct an onsite meeting prior to the final plat inspection to decide what signs will be required. Please review and revise the plans to address the above referenced comments. When you are ready to resubmit the plans for review please contact me for the requirements of the submittal. The project engineer is required to include a written response with the resubmittal, indicating how all the review comments above have been addressed or responded to.
