Dear Steve:
The Community Development Department (CDD) received an application for the above referenced project. The application submittal is not complete and further information is required before
we can begin the review process.
The CDD has not been requested to inspect the punchlist items that were distributed to you on June 22, 2007. Punchlist items must be completed and inspected prior to distribution of
the final plat documents.
The subdivision guarantee (plat certificate) is more than 30 days old. The date is not to exceed 30 days prior to submittal.
It appears that the stormwater tract is located on Parcel B. If that is the case, the property owner, and anyone listed on the title for Parcel B must be shown on the face of the plat,
and acknowledged. The stormwater tract must be shown on the plat map, as the HOA is responsible for maintenance.
A stormwater maintenance agreement is required. (the maintenance checklist was attached to the warranty agreement)
The plat maps are missing information that is required for the City of Yelm. I have included a redline copy. Please make the requested changes, and submit 11 full size copies, and
1 11x17 copy with the items listed above.
After the punchlist has been signed off by the City of Yelm, and all application materials are submitted, we will distribute the final plat for peer review.
