Storm Easement 001DECLARATION AND GRANT OFEASEMENT
The Declarant and Grantor, FH1, LLC, A WASHINGTON LIMITED LIABILITY COMPANY,
hereby declare, grant and convey, quit claim, and reserve unto themselves, their heirs and
assigns, a perpetual non-exclusive easement over, under, upon and through that certain real
property situate and being in Thurston County, State of Washington, more particularly
described as follows:
An easement for storm water purposes lying over under and across that portion of the
Southwest Quarter of the Northeast Quarter of Section 25, Township 17 North, Range 1 East,
W.M. in Thurston County, Washington described as follows:
Commencing at the southwest corner of said subdivision; thence N01 °30'16"E along the west
line thereof a distance of 903.17 feet to the Southerly margin of State Highway 507; thence
N52°27'32"E along said margin a distance of 497.11 feet to the Point of Beginning; thence
S37°32'28"E a distance of 20.57 feet to a curve to the right having a radius of 77.50 feet;
thence along said curve through a central angle of 39°13'28" an arc distance of 53.06 feet to
the west line of Parcel A of Boundary Line Adjustment Number BLA-8144 recorded under
Auditor's Filing Number 9505220009, Records of Thurston County, Washington; thence
S01'41'00"W along said west line a distance of 87.98; thence S52°25'04"W a distance of 84.11
feet to a curve to the right having a radius of 45.28 feet; thence along said curve through a
central angle of 82°26'17" an arc distance of 65.14 feet; thence N40°32'46"W a distance of
66.02 feet to a curve to the right having a radius of 37.50 feet; thence along said curve through
a central angle of 51'35'26" an arc distance of 33.77 feet to the Southerly margin of said
highway; thence N52°27'32"E along said margin a distance of 190.63 feet to the Point of
Beginning.

Said easement is for the construction, operation, maintenance, repair and/or replacement of
storm water facitlities, and appurtenances thereto, together with all right of ingress and egress
to and from said easement for all purposes necessary and related thereto.
