Dear Mr. Turner:
I have reviewed the civil engineering plans. The following are comments from the above referenced plans and need to be addressed on the future submittal. I have organized these comments
by utility type.
Water System:
The water meter size needs to be called out on the plan.
The water meter location should be 3’ behind the future right of way line after the frontage improvements are installed. This is measured from the center of the water meter box.
The fire hydrant should be located similar to the water meter. Currently the plan shows the water meter and fire hydrant in the asphalt roadway.
All water meters will be required to have backflow prevention devices installed. Contact Kevin Ray at 360-458-8406 for specifications on the backflow prevention.
Water and sewer utilities need to have 10’ horizontal and 18” vertical separation between them. This also includes the services. Please label this on the water and sewer crossings.
If this project is intending to connect the espresso shop to the water and sewer, show the water and sewer connections on the plans. If you are not sure, the owner should check with
the Thurston County Health Department for their requirements.
Sewer System:
The STEP tanks must have H-20 load rated access covers shown on the plans.
The STEP tanks must be H-20 load rated to be located in the drive isles. Show detail or specify manufacture type and model to verify load ratings. If the tanks are not load rated,
a reinforced concrete slab will be required to be over the tanks for protection.
Show the control panel location on the plan.
A hose bib needs to be located within 50’ of the STEP tanks for maintenance. This hose bib needs to be located outside the building.
The STEP tank pumping system(s) will need to be duplex commercial system.
The tank sizes need to be specified on the drawings.
The STEP connection box location should be 3’ behind the future right of way line after the frontage improvements are installed. This is measured from the center of the STEP box.
Remove the Typical Meter Placement detail from sheet 5 of 11.
Edit detail 7-9 on sheet 6 of 11 to read “Typical Duplex Step Tank Installation.”
Remove detail 7-21 from the plans. It should not be utilized for this design. This is a main line valve detail.
Grading and Stormwater:
Show proposed contours on all the plans. Also show spot elevations around ada ramp and parking area. The slopes cannot be steeper than 2% in any direction within the ada parking area.
The driveway appears to be connecting to the existing asphalt 4’-5’ past the existing edge of the asphalt.
Show the existing driveway being removed and a ditch installed for stormwater containment.
How will the persons utilizing the ada parking area access the building before the phase 2 addition is added? Please show this information.
This project has received a deferment for the frontage improvements. However the property owner is still required to show how the stormwater will be controlled and treated. Show this
information on the plans and in the drainage report.
Show the frontage improvements on the plans. This should be shown in plan and profile.
Add details for curb, extruded curb, sidewalks and other site plan information.
Add the building drywell details to the plan.
Add detail showing how the surface water will be traveling through the curb into the swale.
Cross-section B-B elevations do not match the plan view.
The swale will need to be lined to prevent infiltration. Add the specifications for the liner.
Remove note number 13 from the stormwater notes. This does not apply to the City of Yelm. Please remove the City of Tumwater references within the stormwater notes.
TESC Plan:
Add detail of the Construction Entrance.
Move the silt fence to the property line. At its current location the bioswale cannot be constructed.
Show the existing septic tank to be removed per the Thurston County and City of Yelm requirements.
Misc. Information:
Please revise the plans to utilize a standard engineering scale. I.E. 1”=20’, 1”=30’ etc. Do not use 1”=25’.
The City of Yelm approval block should read “Development Review Engineer” instead of Public Works Director.
Landscape Plans: (Comments from Tami Merriman)
A landscape plan needs to be submitted and approved before the civil plans will be approved.
Please review and revise your engineering drawings. Upon review of the resubmitted documents additional comments and corrections may be required. When you resubmit your package, please
