WORK INSPECTED: Residential building converted to commercial office space.
1- Although the exterior access ramp, in itself, complies with code requirements for rise and
run, the bottom of the ramp needs to be extended and feathered, at least 12", to provide
the required smooth transition from the concrete. This bevel is the maximum permitted
for rises up to 3" height. Done
2- The porch landing at the top of the ramp is too small. It needs to be enlarged to provide
Sft by Sft area. Uone
3- The ramp requires a handrail on at least one side, with a generally round cross section
shape, and located with the top of the handrail between 34" and 38" vertically above the
ramp surface. Done
4- `i'he threshold of the entry door is too high. T'he level of the porch landing can be raised
1-1/2" to relieve the threshold height. 'T'his will require the ramp to be extended with a
bevel of at least 6". This is steeper than is normally permitted, however a longer bevel
will encroach on the required side clearance of the entry door which requires the landing
surface to be effectively (lat. With the landing raised, the threshold can be modified to
meet the required limitations. Done

5- The fire extinguisher needs to be rated 2A-IOBC, and mounted between 18" and 60"
above the filoor. The recommended location is just inside the kitchen doorway from the
hall on the left. Done
6- The toilet room sink has been converted to a counter-top style with protected trap, etc. but
no cabinet and the tub removed. The room has been fitted with grab bars for the toilet and
the toilet changed for a higher seat conforming to code, however the grab bars do not
conform. Corrected
All doors except the storage room have been replaced with 36 inch wide doors. Although
the hall is only 36 inches wide, the use of a 36 inch door to the toilet room makes it
accessible for all standard wheel chairs and most power chairs/scooters.
There is no interior barrier free access from the main floor level to the converted garage
(future group room). A future accessible toilet and ventilation system are to be installed
under separate permit for conversion of this space to usable meeting space.
The original, attached garage on the southwest end of the building has been previously converted
to other usage. [t is slab-on-grade construction, with both root and floor approximately 24"
below the main building floor. It is scheduled for future renovation to be a group counseling
room. As such, it is scheduled to have its own toilet room, replacing the original laundry room,
and has a direct, grade access from the front of the building.
7- Exterior un-treated wood siding needs to be at least 6" clear above earth. This applies on
all three sides of the group room. The southwest end of the building has moisture and
insect damage from contact with earth. This needs to be repaired to restore the weather
tightness of the building.
8- The plumbing of the old laundry area in the group room needs to be re-built to provide
proper venting for the future toilet room fixtures.
9- The hot water tank that is set on the concrete slab floor needs to be re-set on an insulated
pad, preferably at least 1-1/2" thick high density rigid insulation (pink board or
equivalent).
10- Although no current damage was noticed, the wall flashing of the group room roof to the
main building wall is improperly installed. This needs to be addressed to prevent future
water damage to the structure of the building. ~['he vertical leg of the step flashing must be
covered with counter-flashing, sealed trim or siding. This condition is protected by the
gable end rake eave, and is not of critical, immediate concern.
11- The transition from the main floor to the group room floor, if a door or doorway is
retained, requires a landing at least 36" wide and 44" long on the group room side, a
doorway threshold not more than ''/2" high, and uniform steps to the lower level. The steps
must be no more than 7" riser height, and no less than 1 1"tread run. The stair may be 36"
wide. The doorway has been retained, however the lower area is not remodeled and is not
in use at this time. The access is solely for private access to storage space with no public
use. Done

12. This area will require additional ventilation per WSVIAQ when finished as a group
therapy room.
Tl~e main part of the building has an exhaust fan capable of meeting the ventilation requirements.
It has inlets in the large group room and in the hall, and exhausts through the roof.
The existing furnace is gas fired, 80,000 B'T'U, not meeting current efficiency standards, however
it is appropriately sized for the space.
Existing windows are single glazed, fitted with single glazed storm windows.
Existing entrance doors to the heated space have been replaced with insulated steel doors
meeting current requirements.
