Street trees in the planter strip along Plaza Drive: May need to relocate water line to avoid root complications. Street trees need to be appropriate for a narrow planter strip. Those
on our list include: Golden Raindrops Crabapple, and Pyramidal European Hornbeam.
Plants along the western edge of the storm pond must be large enough at planting to provide a dense screen between the sidewalk and the pond. The majority of this planting must be evergreen,
with a few deciduous trees intermixed.
The eastern side of the storm pond will be a pedestrian walkway; this landscaping can be incorporated throughout the development.
The corner of Yelm Ave., and Plaza Drive will need to be improved per the City of Yelm Design Guidelines. Because of the rearranging of landscaping along the pond, and the narrow planting
strip, the corner should be enhanced by providing a decorative wall and seating area. The wall should be a “prairie rock” wall, the same type of wall that the neighboring properties,
Rite-Aid and Jack-in-the-Box have used. The rock wall does not need to extend the property length, however a pedestrian open space should be created at the corner. This will be incorporated
with the required pedestrian access from the corner to the site.
The trees lining the parking adjacent to Yelm Avenue must be spaced to be intermittent with the street trees along Yelm Avenue.
The 8’ perimeter landscape strip must be augmented with shrubs at least 3-feet tall, to cover the landscaped area within 3 years.
If there is not to be a 5’ landscape strip adjacent to the building, landscape planters shall be placed in front of the southern side of the building.
