8342 Civil Eng Review No. 2 011604January 16, 2004 Steven D. Hatton Hatton Godat Pantier 1840 Barnes Blvd SW Tumwater, WA 98512 RE: Forbest Retail Building Civil Engineering Review No. 2 City of Yelm Project SPR-03-8342-YL Dear Mr. Hatton: I have reviewed the civil engineering plans. The following are comments from the above referenced plans and need to be addressed on the future submittal. I have organized these comments by utility type. Water System: Show easements as required for public utilities on private land. Should be 15’ centered on the main. Change the water meter details to reflect the water meter sizes. Sewer System: At Sta 2+54.00 the sewer call out should have a 4”x3” reducer, 3” gate valve and end of line cleanout. The step service to the west property line only needs to be a 2” service line. See step service detail. The sewer profile at 12+60E needs to be installed level with a sleeve for vertical clearance from the watermain. The sewer main profile at 10+20E cannot be deflected as shown on the plan. Please consider another option for this area. An air vac is required at the high point of the step sewer system. Show easements as required for public utilities on private land. Should be 15’ centered on the main and 7.5’ alongside the tanks. A STEP service stub needs to be extended to the property located to the west of Plaza Drive. The sewer gate valve at Sta. 2+53 will need to be a 3” gate valve. Grading and Stormwater: The cross walk located at Yelm Ave E and Plaza Drive needs to be constructed per Washdot specifications. All stormwater pipes need to be at least 0.50% in slope. The wet tanks access does not meet the required spacing. The accesses can be no more that 100’ apart. Each access can service 50’ each way from the access. To meet this requirement additional accesses can be added or the connection pipes from the type 2 catchbasins increased to 36” diameter. The east leg of the wet tank system does not appear to have an inlet at the north end. How is this system going to function? Please explain this in the storm drainage report. Which catch basin grate type is being specified on the plans? The details show 2 different types. Stormwater Report: The water quality surface area section on page 5 does not seem to reflect the current design. Please clarify or revise. The water quantity section on page 6 does not seem to reflect the current design. This project will have its own operations and maintenance plan. Please add this to the report The report needs to have a section explaining how the stormwater system works for the owner to be able to maintain the system. Landscape Plans: (Comments from Tami Merriman) No comments on the landscaping plans. Please review and revise your engineering drawings. Upon review of the resubmitted documents additional comments and corrections may be required. When you resubmit your package, please send 2 revised sets and one drainage report.
