Second Review of Civil – Site Construction Documents
Mr. Tauscher:
The City of Yelm has completed the initial review of the proposed subdivision. Your application included:
Civil Engineering Plans
Stormwater Drainage Report
Landscape Plans
We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following
comments need to be addressed before the plans may be approved for construction. Our comments are summarized below:
Storm Drainage Report:
This project is proposed to install Underground Injection Wells (UIC). It is the applicants responsibility to meet all Federal, State and Local regulations with regards to the use of
UIC’s.
Construction Plans: (All Sheets)
Sheet 5 of 17:
Please make both curb return radius on Trump/Longmire 35’.
Sheet 6 of 17:
With the proposed grading of the lots 10 and 11 being 3 feet higher that the property line the 6’ wood fence will not provide the intended buffer from the adjacent land uses. You will
need to propose a way to meet the intent of the code in this area. (It may be 3’ wall with the fence on top of the wall or?)
Sheet 8 of 17:
If lot 16 is not connected to the City’s STEP system than the connection should be called out. This will required to be connected before final plat.
Sheet 11 of 17:
The sidewalk connection needs to connect to the end of the sidewalk. If there is not enough right of way than shorten the sidewalk enough to allow the ramp to be constructed within
right of way limits.
Sheet 18 of 18:
The street lighting notes do not apply to this project. IntoLight will provide the standard notes for the Illumnation installation.
Landscaping Plans: (Comments provided by Nisha Box from the first review)
They do not provide the required 5% for open space.
The Storm pond/Open space need to become two separate tracts
The Open Space at the end of the cul-de-sac needs to be improved with a tot lot.
Perimeter landscaping is not specified on the plan and needs to be called out.
Our street tree planting details need to be used in the plans instead of a standard planting detail.
We are unsure of the purpose of the landscape strip that is located behind the sidewalk on Cullens Rd. along lots 7, 8, 9, and 10.
In addition, please review the redlines for some changes that we have suggested.
Sewer Comments from Jon Yanasak, Sewer Dept:
The “End of Line Clean-Out” on Stella Ct. Must be located in the Street.
All gate valves to be MJ X MJ. All other fittings to be SL X SL.
The Valve box for lot # 13 must be located in front of lot 13, not on the side.
Replace the sewer details with the revised details dated 4/2007
Water Comments from Edward Smith, Water Dept:
The developer is responsible for the cost of the fire hydrant locks and the City of Yelm will order and install them. The project will not be final until the City of Yelm has received
the payment in full for the fire hydrants locks.
The existing well or wells need to be decommissioned per DOE and DOH regulation and a copy of the report send to the City of Yelm water department.
The water meter to the storm pond for irrigation needs to have a Double Check Valve Assembly behind it. And what size water meter is for this irrigation system?
On Trump Street at station 2 + 64.06, will need to add a three eight inch gate valve.
Need to increase the two inch water main to a six inch water main to get enough flow to the eight homes.
An Air Release will need to be added at the end of Stella Ct.
An Air Release will need to be added at the high point on Trump Street toward Cullen’s Street.
The sewer or water main will need to be sleeved at Longmire Street. This is at the existing sewer main is.
Replace the water details with the revised details dated 4/2007.
Please review and revise the plans to address the above referenced comments. When the project is resubmitted you will need to submit 4 sets of plans, 2 stormwater reports. The project
engineer should include a written response with the resubmittal, indicating how all the review
comments above have been addressed or responded to. This will significantly expedite our review of the project. If you have any additional questions or comments please do not hesitate
