Third Review of Civil – Site Construction Documents
Mr. Tauscher:
The City of Yelm has completed the initial review of the proposed subdivision. Your application included:
Civil Engineering Plans
Stormwater Drainage Report
We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following
comments need to be addressed before the plans may be approved for construction. Our comments are summarized below:
Construction Plans: (All Sheets)
Sheet 6 of 17:
You proposed a 9 foot tall fence to address the increased grading and the need for a landscaping barrier between the commercial and residential land uses. We can not allow a fence taller
than 6 feet. I discussed this with Scott Ritter on the phone and he felt a short wall would make up the difference.
Sewer Comments from Jon Yanasak, Sewer Dept:
Replace the sewer details with the revised details dated 4/2007. These can be down loaded from the City website.
Water Comments from Edward Smith, Water Dept:
Please add the Irrigation water meter size to the civil plans.

Landscaping Plans: (Comments provided by Nisha Box from the Second review)
They do not provide the required 5% for open space.
The Storm pond/Open space need to become two separate tracts
The Open Space at the end of the cul-de-sac needs to be improved with a tot lot.
Perimeter landscaping is not specified on the plan and needs to be called out.
Our street tree planting details need to be used in the plans instead of a standard planting detail.
We are unsure of the purpose of the landscape strip that is located behind the sidewalk on Cullens Rd. along lots 7, 8, 9, and 10.
In addition, please review the redlines for some changes that we have suggested.
The above comments are minor in nature and I do not wish to have additional set of civil plans submitted for review. However we do need to have the landscaping plans submitted and reviewed
before I can issue the approved civil plans. After we have reviewed and approved the landscape plans we will be able to accept the final civil plans for signature and approval.
