Sorry Nisha...something is wrong with what you sent to me...I could not print the attachment out. We do not typically review e-mailed projects, whereas we have to have a hard copy for
our file. I spoke with Mr. Ritter today and the issue that I raised about the ownership of the tract which is to be a portion of Trump Ave is not owned by Mr. Ritter. This issue will
have to be solved before we can seriously review this project for final approval.

Good morning Karen.
I have several comments regarding the production of this Plat and am
asking for some assistance from the Thurston County Title Co at this
time. I did not want to miss the opportunity to comment, though, so I am
submitting my comments to you in a rather immature state, possibly.
First it is important to know that our parcel map and assessment record
differ from the previous surveys and this rendition of the parcel layout
as submitted. The difficulty begins with a correction Deed filed in
Volume 166, page 18 of Deeds from CA Caple to GG Morehouse...this
document takes the beginning point of the McGuire Tract to a point 210
feet from the SWly line of Van Trump Street...NOT 260 feet as is called
for, surveyed and located on your project. It appears that the home is
located on the 260 foot description...however, we feel that some form of
mitigation must occur before we can sign this Plat.
Please remove the label 'Tract A' from future street right of way, the
dedication should be sufficient labeling. Similarily, Tracts B, C & D
should be re-labeled A, B & C.
Please note the 'use' for Tract B ..what kind of Open Space is it?
Also, please note the intention of the developer regarding the ownership
and management of the open space tracts. We usually see a dedication to
a Homeowners Association. If that is not the developer's intention,
then he/she will remain liable for taxation on those tracts.
Please consider removing the words 'PLAT OF' (or make it in smaller
type)...so that the Plat can be indexed as Trump Place. If your
intention is for 'Plat of' to be in the title, then we will have to
issue a new parcel sequence number and index it in the 'P's.
