Re: Landscape Plans for Yelm Community Services Expansion
Travis:
Attached please find my redline comments on the landscape plan received on March 20, 2003, for the Yelm Community Services Expansion. I am happy to hear that the owner will install
planter boxes, and would like that to be reflected on the plans. It seems that a couple of items from my original comments were missed, and need to be reflected on the plans.
City of Yelm Development Guidelines 4G.110.6b states that at least 40% of the trees planted in parking areas shall be evergreen, and be reasonably distributed. This was reflected in
my comment #3 on the redlined copy.
Yelm Municipal Code 17.80.050.f2 states the Type V landscaping in stormwater ponds shall be consistent with the onsite landscaping. The hydro seeding of the pond slopes is reflected
in the approved civil plans, however, there shall be landscaping around the perimeter of the pond. This was reflected in my comment #5. This can be accomplished by planting shrubs
and evergreens around the upper corners. In this instance, because a board fence screens the northern side of the pond, the landscaping can be limited to the eastern corners, and along
the western curve of the pond access road.
The parking area to the east of the gym requires a perimeter landscape area to the east of the parking area. This was reflected in my comment # 6 on the redlined copy. There needs
to be a planter strip with permanent curb and/or structural barrier to protect the plantings from vehicle overhang.
Please return 2 copies of your amended landscape plan, and I will return an approved copy back to you. If you have any questions, please feel free to call me at (360) 458-8496.
