RE: Removal of Storage Container
Per our phone conversation on January 31, 2019 the storage container must be removed
from the property by March 15, 2019.
The City of Yelm will be forced to further code enforcement action including but not limited
to the issuances of civil penalties of up to $250.00 per violation, per day of violation, and
possibly further enforcement through court of competent jurisdiction.
I have enclosed the references from the Yelm Municipal Code that regulate accessory
structures in a residential zone.
A. Allowed Density.
1. Not less than eight and not more than 16 dwelling units per acre.
B. Minimum Lot Area. There is no minimum lot area.
C. Minimum Front Yard Setback.
1. Fifteen feet from a local access street.
2. Twenty-five feet from a collector street.

3. Thirty-five feet from an arterial street.
D. Minimum side yard setback: 10 feet.
E. Minimum flanking yard setback: 20 feet.
F. Minimum rear yard setback: 25 feet.
G. Minimum driveway approach: 25 feet.
H. Maximum Building Heights.
1. Within 100 feet of a lower density residential zone: 25 feet.
2. All other residential buildings: 35 feet or three stories, whichever is lesser.
3. Accessory building: 35 feet.
I. Accessory Buildings. All accessory buildings must comply with the current building setbacks as stated in this
chapter; provided, however, if the accessory building is less than 120 square feet square feet, and less than 10
feet in height, the side and rear yard setbacks do not apply.

RE: Screening of Storage Container
The City of Yelm has noted that a storage container has been located on your property
unscreened for a substantial amount of time.
Per the Yelm Municipal Code: 18.51.050 Storage.
B. Outside storage shall be maintained in an orderly manner consistent with good housekeeping practices and
shall be:
1. Effectively fenced and screened from all residential areas and public rights-of-way (an eight-foot solid
fence is presumed to effectively screen outside storage; not all outside storage requires an eight-foot
solid fence);
2. Consistent with fire, safety, health and sanitary codes and industry practices.
The City of Yelm requires you respond within 10 days of receiving this letter with a plan to
screen or remove the storage container.
