Suite B Fife, Washington 98424 RE: Civil Engineering Review No. 2 Yelm Community Center Expansion City of Yelm Project No. SPR-02-8320-YL Dear Mr. Deaver: I have reviewed the plans submitted on December 11, 2002 and dated 12/5/02. (Date of PE stamp). The following comments are from the above referenced plans and need to be addressed on the future submittal. I have organized these comments by general category. If you have any questions I have also included a set of redlined plans to clarify these comments. Sewer Plans: No comments at this time. Water Plans: All buildings need to have fire hydrant coverage. Each building must have fire hydrant coverage within 150’ of the building and access to each fire hydrant. The area behind the “existing community services center” in not fully covered. You need an irrigation meter on Crystal Springs road for the planter strip irrigation. A backflow prevention device is also required by City code. Please show on the plans. The City of Yelm’s cross connection control specialist has reviewed the plans. You will be required to install a double check valve for both new water meters and a double check valve for the existing water meter. Provide fire hydrant flow calculations for the project. The required fire flow is 2250 gpm @ 20 psi. Temporary Erosion and Sedimentation Control Plan: No comments at this time Stormwater Report: No comments at this time. Roadway and Stormwater Plans (Crystal Springs Road): No comment at this time. Grading and Stormwater Plans: No comments at this time. Misc. Information: The dumpster pad and location needs to be reviewed by Lemay, Inc. Please submit a copy of the site plan to Ric Thompson at Lemay, Inc. His phone number is 253-539-0068. You are required to submit a signed site plan from Lemay for CCD review and approval. The construction plans can’t be signed until this documentation is reviewed. The City of Yelm Design Guidelines requires the refuse enclosure to be constructed with architectural compatible materials to the buildings. Please submit the elevations, specifications and dimensions for review and approval. The irrigation and landscape plan still need to be submitted. The changes listed above should be made before the mylars are sent to the city. I will be willing to review any questions you may have by way of fax, to be sure everything is covered before you resubmit the mylars. When you resubmit your package, please send two sets of revised mylar drawing sets, two stormwater reports with the engineers stamp, 1 set of ½” scale drawings and the AutoCAD files on a CD. I will return one set of mylars to you for your records. The city inspectors will need 4 sets of signed plans for the construction phase. Please send these after you receive your signed mylars.
