Re: Comments for Willow Glen III Subdivision Final Plat Application - SUB-05-0345-YL
Dear Mr. Balascio:
The City has completed its initial review for the above referenced final plat application. There are some items that need revisions. For the items that need changed or corrected, I
am sending you back redlined originals.
Survey review comments: In addition to the corrections required by the reviewing surveyor in his letter, we have included redline comments (highlighted in blue) on the plat map. Please
be sure to correct all items. When you submit your revised plans, please include 4 copies of the full size plat and one 11” x 17” copy,. RETURN ALL REDLINED COPIES. (Please note that
the reviewing surveyor has requested a second review of this plat.)
Please address the attached e-mail comments from the Thurston County Assessors Office.
Article of Incorporation need to be recorded with the state and a copy of the certificate must be provided to the City as a part of final plat review.
Please provide a summary explanation of how the project meets the City Council conditions of approval as listed in the Hearing Examiners Staff Report.
Please address the minor edits to the following documents:
Declaration of Covenants, Conditions and Restrictions (see attached)
Stormwater Agreement
Survey review fees in the amount of $700.00 made payable to Geomatics Land Surveying.
Open Space fee in the amount of $16,770.60 payable to the City of Yelm.
Please submit the Performance Assurance Device to guarantee maintenance of the landscaping. This must be in the amount of 150 percent of replacement cost or a maintenance agreement
with a landscape company.
Please submit two (2) disks of electronic drawings, one will be given to Thurston County.
Engineering review fees are to be determined.
Please submit the revisions as soon as possible. When the above items are submitted and approved by the Community Development Department, we will schedule the City Council meeting.
