Suite 202 Bellevue, Washington 98004 RE: Civil Engineering Review No. 1 Jack in the Box City of Yelm Project No. SPR-01-8306-YL Dear Mr. Spader: I have reviewed the civil plans submitted and dated 2/4/2002 The following are comments from the above referenced plans and need to be addressed on the future submittal. I have organized these comments by general category. Sewer Plans: The sewer details shown on the plans are not current. I have emailed the current details to Karl Lundberg of Barghausen Engineers. Please add the current details with their boarders to the civil plans. The required sewer details that should be shown on the plans are: 7-2, 7-3, 7-5, 7-6, 7-7,7-9, 7-11, 7-14, 7-17 and 7-18. The sewer general notes and inspection guide for STEP sewer installation notes on the plans are not current. I have emailed these to Barghausen Engineers. The STEP tank specified on the plans needs to be sized per the DOE manual or you may contact myself for a formula the City of Yelm uses. The 1,000 gallon tank size is typically used for a 3 bedroom home. This use is going to be a more intensive use than a home. Revise and submit the tank sizing calculations. A duplex pumping system will be required for this system. (2/20 gpm pumps) This is a simplex system with dual pumps installed. A control panel needs to be installed to operate the STEP system. The location was not shown on the plans. This location needs to be approved by the City Engineer. Water Plans: The water details shown on the plans are not current. I have emailed the current details to Karl Lundberg of Barghausen Engineers. Please add the current details with their boarders to the civil plans. The required water details that should be shown on the plans are: 6-3, 6-6, 6-7, 6-13, 6-14 and 6-15. The water general notes on the plans are not current. I have emailed these to Barghausen Engineers. There must be a hose bib within 75 feet of the STEP tank for tank maintenance. Please show this on the civil plans. A water meter easement will also be required if the meters are placed outside the right-of-way. This easement needs to be a 15’ easement centered on the service line up to and around the water meter. Please note the changes in the approved fire hydrant assembly detail. Temporary Erosion and Grading Plans: No Comments at this time. However at the preconstruction conference it may be necessary to discuss where the actual construction entrance will be placed. The City of Yelm is expecting to have considerable roadway construction commencing in this area during the spring and summer. Roadway and Stormwater Plans: The water quality tank must be backfilled with crushed rock. Please add a note to the plans. This design needs to have a flow splitter manhole. Only the six month storm should be routed to the wet tank. The storm events greater than the six month storm should go directly to the infiltration gallery. The geotechncial engineering report has a pavement sections for truck traffic areas. Are these going to be utilized in the truck loading and trash enclosure areas? If so please show these areas on the civil plans with a structural section in the details. Also the concrete specifications should be on the civil plans. Misc. Information: Change the approval block on the civil engineering plans to read “Development Engineer” instead of Director of Public Works (typical all sheets) Please review the land use approval letter to verify all conditions of approval have been met with regards to the civil engineering plans. Please review and revise your engineering drawings. When you resubmit your package, please send 4 revised civil engineering plan sets and two drainage reports.
