Q ©QG'lc This letter and attachments reflect our revisions to the preliminary plat per your pervious comment letters and our client's request. Minor changes to the preliminary plat map include the addition of 4 lots, an additional cul-de-sac, and the realignment of Greenleaf Way SE. We have revised and attached the following: 1. Preliminary plat map and roadway profiles (8 copies) 2. The preliminary drainage report (2 copies) 3. The SEPA Checklist (l copy) 4. The Traffic Impact Analysis (1 copy) The Preliminary Plat Map and Roadway Profiles have been revised to include the removal of a curve from the original alignment of Greenleaf Way SE and the addition of a cul-de-sac in the southwest corner of the site. Because of these revisions, we were able to achieve 4 additional lots while maintaining a minimum lot size of 4,680sf. The basic layout of the plat will remain similar [o that of the originally submitted preliminary plat and no major design changes have been made. The preliminary drainage plan and report have been revised to include an additional stormwater facility }o accommodate the added impervious area from the new cul-de-sac and additional lots. The added stormwater facility was designed in the same fashion as the original stormwater facilities and will have no major affect on the layout or design of any other portion of the plat. The SEPA checklist has been revised to include the 4 additional lots and the corresponding changes. More specifically, 4 changes to [he SEPA were made due to the additional lots. 1. On Sheet 2, Line 11 the description of the project was updated to include the additional lots 2. On Sheet 7, Line 8i the number of people that would reside in the completed project increased from 128 to 138. 3. On Sheet 7, Line 9a the number of middle Income-housing units provided increased from 51 to 55. 4. On Sheet 8, Line 8c the number of driveways in the completed project increased from 51 to 55. The "Level of Service" of all intersections associated with [his plat will remain the same as in the original plan. It is our belief that the revisions made to the preliminary plat are minor in nature and shall require no major design or review deviations. As such, we feel that the current preliminary plat review process shall be continued and that there is no need to restart the review process in its entirety.
