Box 479 Yelm, WA 98597 RE: MDNS CONDITIONS OF APPROVAL SUMMARY FOR WILLOW GLENN III TAX PARCEL No. 64303500200 Dear Jim: As part of the final plat process for the Willow Glenn III a review of the MDNS condition of approval was completed. The conditions are as follows: 1. Prior to final subdivision approval, the developer shall complete the following transportation improvements: A. The west half of Grove Road shall be improved to City Standards for a Neighborhood Collector along the property frontage. B. All interior streets shall be improved to City Standards for a Local Access Residential. C. The interior street shall provide a future street connection to the west and north. 2. The developer shall enter into an agreement with Yelm Community Schools to mitigate project impacts to the School District. The above MDNS conditions were completed. Grove Road was constructed along the frontage as a Neighborhood Collector and the interior streets including the future street connections were constructed as Local Access Residential roadways. Also, an agreement has been entered into with Yelm Community Schools to mitigate project impacts to the School District; see attached copy for your records. Box 479 Yelm, WA 98597 RE: Revised Plat Dear Nisha: Enclosed is the revised plat. I have address comments per your letter dated June 20, 2007. 1. a. The plat distances that apply to the original Mckenna Irrigated Tracts have been added to the sheet 2; these distances were used to proportion lot 2 of the platted property. It is not our standard to show other plat distances and bearings. We show all reference surveys used in developing the property. Extra bearings and distance are confusing for the layperson reading the map. b. The building orientation has been added based on the addresses. The orientation was not addressed in the condition for the plat. c. The section, township and range were not added to sheet 3. The auditor's index diagram is shown on sheet 1 or section information. d. The Subdivision Guarantee states the vested owner as Brockton Construction, LLC. e. Geomatics Land Surveying comments have been addressed. The lot closures and the revised maps are enclosed. f. We are in contact with the title company concerning the exception in the deed. The title company is looking into the relinquishment deed for the exception. The surrounding properties have relinquishment deed from the State of Washington for S R 507. The title company has ordered the relinquishment deed for review. We will provide a revised Subdivision Guarantee when available. g. Notes have been relocated per comments on sheet 1. h. Different symbols have been added to the legend for addressing purposes. i. The future roadway note has been added to sheet 3. j. Division III has been added to the plat name on all sheets. k. The Auditor's File No. was removed from the top of each sheet. I. The Plat number was added to the sheets. 2. The Assessor's Office comments were addressed.
