Ron Ron, Thanks for meeting with me yesterday to discuss the requirements for repairing or replacing the fire damaged house. Rather then looking at the process to determine replacement as a substantial remodel we should be looking at the entire structural stability of the finished product to determine the cost effectiveness of repair or replacement. I am therefore going to require a structural evaluation. This evaluation will identify the soundness of structural members proposed to remain. The evaluation will also determine if repair of the structure to the pre damaged condition will comply with current seismic and lateral requirements of the 2006 IRC. Based on this evaluation, repairs will either proceed as planned or be extended to the structure as a whole. After review of the evaluation and prior to any action I am requesting a meeting to discuss: Seismic, lateral and energy requirements to bring the repaired section into compliance per the evaluation; or Seismic, lateral and energy requirements to bring the complete structure into compliance; or building permit and zoning requirements for the replacement Gary Carlson Building Official
