I have reviewed the construction documents and are not able to approve them at this time. The following are some issues that need to be addressed on the plans. Sheet 1 of 10 Please revise the approval block. The signature block should read Development Review Engineer instead of Director of Public Works. (Typical all sheets) Sheet 2 of 10 You proposed two paving designs for this project. Have you decided which design will be constructed? Sheet 3, 4 and 5 of 10 No Comments Sheet 6 of 10 Please revise the existing step sewer callout in Vancil Road. The existing main should be a 3” PVC. The STEP tank is being installed to deep. The proposed grade over the step tank is 353.00 and the tank invert is 347.18. After subtracting the 10” from invert to top of tank, there is 5 ft. of cover. This depth is too great to adequately maintain the pumps and tanks. Please reduce the cover over the tank. Sheet 7 of 10 The flow splitter manhole needs to be upsized. There needs to be 2 ft. of clearance between the ladder and standpipes. This will allow maintenance to be performed as required. The 48” type 2 catchbasin does not allow for the required clearance. It appears that a 60” diameter manhole will be needed. Sheet 8 of 10 Please add the water and sewer notes from the development guidelines. Water notes are located on pages 6-3 and 6-4. The sewer notes are located on 7-52, 7-53 and 7-54 of the development guidelines. Remove detail 7-4 it does not apply to this project. You show the control panel being installed on the building wall Revise detail 7-6 to read, “Padlock with common key to be furnished by the City of Yelm. Sheet 9 of 10 Please revise detail 7-13. This detail should callout a 30” diameter riser. Please revise detail 7-18. The note should read “Riser and Lid shall be 30” on all pump vault installations.” Sheet 10 of 10 No Comments These comments are not substantial in nature. When you have addressed all these comments you can resubmit mylars for approval. Please send 1 set of mylars, 1 set of reproducible drawings and the AutoCAD and storm drainage report files on a CD. The mylars and the CD become property of the city; the reproducibles are for your records and construction documents. After the plans have been signed, you will need to provide the City of Yelm 6 sets of signed plans and one set of half sized plans. These plans will be routed to the utilities and used for construction inspections. Before actual construction begins, a preconstruction meeting will need to be scheduled and attended. This can be done at the phone number listed below. Attached is an invoice for the final engineering review fees. These fees need to be paid before the final mylars will be signed and returned. I look forward to beginning the construction phase of work on this project. It will be a great addition to the City of Yelm and the community. If you have any further questions please do not hesitate to call me at (360) 458-8438. Sincerely, Jim Gibson Development Review Engineer Enc: engineering invoice
