Temp Occ PermitSeptember 24, 2001 Mr. John Walter TimberTec, Inc 1753 Kekamek Drive Poulsbo, WA 98370 Re: Request for Temporary Occupancy Permit for TimberTec Site on Rhoton Road. Dear Mr. Walter: Thank you for meeting with us on Friday, September 21. After reviewing your file, the City will approve your request for a Temporary Occupancy Permit. Certain items must be completed prior to issuance of a Temporary Occupancy Permit, to provide for the health and safety of TimberTec employees, and surrounding citizens. The following items must be complete, inspected, and/or approved prior to permit issuance: All water lines must be installed, inspected, and approved. An easement for the utility lines must be recorded with the County, along with a Bill of Sale, and Warranty Agreement. (Water Condition #1) All sewer lines must be installed, inspected, and approved. An easement for the utility line must be recorded with the County, along with a Bill of Sale, and Warranty Agreement. (Sewer Conditions #1, #2, & #4) Water and Sewer must be available to the building, with a functional restroom facility available for persons on site. Fire hydrant(s) and water mains must be installed. (Fire Condition #1) Applicant to abandon any on-site septic systems, or provide proof that none exist. (Sewer Condition #3) Applicant to provide a statement signed by all neighboring property owners, that they approve of the delay for landscaping. The applicant shall submit a Hazardous Waste Spill and Containment Plan to Thurston County for review and approval. (Condition of Approval “Other”) The applicant shall have a final electrical inspection completed before occupancy will be allowed. Washington L and I will perform the inspection. The asphalt surface needs to be cleaned up. All soil and gravel needs to be removed where stormwater will be accumulating and traveling across the impervious areas. All materials stockpiled on site need to be covered with plastic to prevent erosion during rainfall. The following items will be covered through a Letter of Credit and Assignment: Installation and completion of Storm Water Facilities, and Maintenance Plan. (Stormwater Conditions #1, & #2) Installation of reclaimed water pipes and meters. (Reclaimed Water Conditions #1, #2, & #3) Installation of interior lighting, and lighting design. (General Public Works Condition #1) Installation of Landscaping and irrigation (Landscaping Conditions #1, #2, & #3). Applicant shall install a separate irrigation meter for irrigation purposes. (Water Condition #2) The above items will need to be covered under a Letter of Credit or Assignment of Savings. Attached is a cost estimate outlining those expenses. The total estimate is $85,627.50. This estimate is all apparent costs associated with the remaining improvements of this project. The improvements will need to be completed by March 22, 2002. If the improvements are not completed by this date the city will be forced to complete the improvements utilizing the assigned savings. The above conditions will need to be in place before the Temporary Occupancy Permit is issued.
