Dear Mr. Hertel:
Thank you for your letter dated February 28, 2002, regarding site improvements on your property. The Site Plan Review Committee reviewed your letter and has determined that to allow
the auto glass business to remain on that site, you must apply for land use approval, for the Prairie Auto Glass business, through the Site Plan Review process. Site plan review is
an administrative process, that results in conditions of approval for the business.
Generally, through the Site Plan Review, requirements for items such as connection to City utilities, landscaping and frontage improvements are required. This property is included in
the Yelm Avenue Improvement project. Frontage improvements, and other items will be included as part of your right-of-way dedication. The Site Plan Review process, and conditions of
approval, will take these improvements into consideration when placing conditions on the property. The Site Plan Review is the only way for you to defer any improvements in conjunction
with the Yelm Avenue Improvement project.
Please submit your application package for the Prairie Auto Glass business by April 15, 2002. If you choose not to apply for Site Plan Review, the auto glass business will be in code
violation, and the violation will be given to the Code Compliance Officer.
