Box 479 Yelm, WA 98597   August 1, 2005 Brown’s Car Care Mike Brown 16510 106th Ave SE Yelm, WA 98589 RE: Second Review - Yelm Auto Mall City of Yelm Project SPR-05-0201-YL (note revised project number) Location: Parcel B of BLA 02-8324 Mr. Brown: The City of Yelm has completed the second review of the proposed parking lot expansion located on Parcel B of BLA 02-8324. Your application included: Civil Engineering Construction Documents (2 pages) Stormwater Drainage Report Summary (1 page) We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following comments need to be addressed before the plans may be approved for construction. Our comments are summarized below: Stormwater Report: The stormwater pond must be rehabilitated as part of this project. This shall include removing overgrown vegetation, replanting grass in the swale and adding riprap as required at the inlet and outlets of the stormwater system. Add a note to the plans showing this requirement to be completed. Landscape Plan: A landscape plan is required showing how the landscaping requirements are being met. The landscaping plan must be approved by Community Development Department before the plans will be approved for construction. Conditions of Approval: The plans will need to address all land use conditions of approval that pertain to the construction plans. Please review and revise the plans to address the above referenced comments. If you are confident the above comments have been addressed you may submit the following information: One full size mylar set of plans (city to retain) One full size set of plans for applicants records (returned to applicant) One half size set of construction plans (city to retain) One CD with AutoCAD drawings (city to retain) The project engineer should include a written response with the resubmittal, indicating how all the review comments above have been addressed or responded to.
