RE: Civil Engineering Review No. 1
Prairie Business Park
Project No. SPR-02-8321-YL
Dear Mr. Nettleton:
I have reviewed the plans submitted and dated 7/31/02. (Date of PE stamp). The following are comments from the above referenced plans and need to be addressed on the future submittal.
I have organized these comments by sheet number.
Sheet 1 of 4
The benchmark and datum needs to be shown on all sheets that have elevations listed. List the actual benchmark and datum used.
Revise the test pits as required by the DOE manual. The manual requires test pits to be excavated in the location of the infiltration facility.
The approval block needs to say Development Review Engineer instead of director of Public Works. Typical of all sheets.
Sheet 2 of 4
The construction entrance will conflict with the installation of the STEP sewer system and 8” water main.
No. 1 of the construction sequence should be attending a preconstruction meeting with the City of Yelm before any earthwork begins.
Sheet 3 of 4
Specify where the fence slats will begin and end on the fence.
Please verify the locations of the referenced details.
The bioswale needs to be a min of 2% or install under drains under the swale. See section III-6.3 of the 1992 DOE Stormwater Manual for specifics.
All slopes of the bioswale must be at least 3:1 or shallower.
The swale seeding must be established before stormwater will be allowed to enter the swale. If this is unable to be accomplished, sod will be required.
The observation wells will require H-20 load rated covers to be located in the parking area.
Construction note no. 14 calls out utility vaults to remain. What type of utilities are these?
The sanitary sewer system needs to be designed and shown on the plans. See the development guidelines for the requirements. Include the calculations, details, locations and connections.
The water system needs to be called out in detail. Show details, connections, pipe lengths, bends and construction stationing.
The water main and storm pipe appear to have a crossing conflict in the planter island. The water main must have a min of 18” vertical separation from other utilities.
Sheet 4 of 4
Using the extended foundation as part of the bioswale design has been approved in the past. However you will be required to submit the foundation design now to gain civil engineering
approval to construct the bioswale.
Please review and revise your engineering drawings. When you resubmit your package, please send 4 revised sets and two drainage reports. If you have any questions or comments, please
call me at (360) 458-8438 and I will be happy to further assist you.
Respectfully
City of Yelm Community Development
