Dear Mr. and Mrs. Rothwell,
It has come to the attention of the City of Yelm that you are proposing to open a dance
studio in the structure recently built under permit #6967.
The Use of this structure and property for a dance studio without required permits would
be in violation of the Yelm Zoning Code and Uniform Building Code.
Your property is zoned commercial (C -1) and such use would be allowed through the
issuance of a Site Plan Review Permit. The Site Plan Review is an internal review by the
City to ensure that your proposal meets all City requirements. The process usually takes
12 to 16 weeks, allowing for mandated public input periods.
I have enclosed for your use and information a request for a pre- submission meeting.
Pre - submission meetings are held every Wednesday, at which time all requirements for
the proposal are reviewed in detail, including the site plan process, landscaping
requirements, frontage improvements, water sewer connection, and building issues
During the Site Plan Review process you may also submit to me plans by a licensed
Architect bringing your structure up to code requirements for a public building.
