RE: Civil Engineering Approval for Crossroads Church Office
Yelm Project No. SPR-03-8355-YL
Dear Mr. Blake:
This letter serves as your civil engineering approval for the above referenced project. The conditions set forth in this letter along with the attached site plans will act as the construction
documents. The following conditions will apply to the project and need to be met during the construction of the improvements.
After reviewing the location of the existing fire hydrant with the Building Official this project meets the Fire Code.
The asphalt paving is less than 5,000 square feet, therefore a stormwater report is not required. However the code still requires that the stormwater not leave the project site. All
surfaces must be installed as to direct stormwater to stay within the confines of the property.
Due to the limited elevations on the site plan a site inspection will be required before each phase of construction. i.e.: paving, curbs, grading etc.
All sidewalks need to be installed to meet the ADA requirements for width and slope.
The van accessible parking stall will have to be constructed and striped per Chapter 11 of the Building Code.
The sewer system may need to be refitted with load bearing covers. This requirement will be reviewed during construction and with the location of the sidewalk.
The trash can screen construction needs to be compatible with the surrounding structures. Construction should be made with the same materials as used in the structure.
The 3rd St. curb line/curb stops will be field located with City of Yelm assistance before the location will be approved for curb installation.
After curb line has been located, the asphalt paved parking along 3rd St can be installed.
The landscape plan has been attached to this letter. The plan has been amended to meet the current landscaping codes and requirements. The amended plan should be utilized for the construction
of this project. If there is any questions about the landscape plan please contact Tami Merriman at (360) 458-8496.
This project will be required to have inspections before sidewalk, curbing, paving is installed. Stormwater containment will also need to have an inspection before completed.
The Civil Engineering Approval is valid for twelve (12) months from the date of this letter. The applicant may request a six-month extension on the approval, if the request is made
in writing prior to the expiration date of this approval.
If you need additional information or assistance, please call me at (360) 458-8438 or email at jimg.ci.yelm.wa.us.
