regent homes landscapingNovember 14, 2003 Regent Homes Gregg Johnson 204 S 348th Street Suite 2 Federal Way, WA 98003 Re: Hawks landing Landscaping requirements The perimeter landscaping for Hawks Landing was originally intended to be board fence. During construction the developer opted to plant a Type II landscape buffer on the perimeter of the site, with a board fence along the northeastern section behind along lots 1-14. Type II landscaping is required around the perimeter of the subdivision. Type II landscaping is intended to provide visual separation of compatible uses so as to soften the appearance of streets, parking areas, and building elevation. This landscaping is used around the perimeter of a site. Type II landscaping is characterized by an 8 foot landscape strip of any combination of evergreen and deciduous trees (with no more than 50 percent being deciduous), shrubs, earthen berms and related plant materials or design features may be selected; provided, that the resultant effect is to provide partial screening and buffering between uses and of softening the appearance of streets, parking and structures. For residential subdivisions, board fences are acceptable in lieu of the 8-foot landscape strip. If you have any questions, please feel free to give me a call at 360-458-8496.
