Dear Mr. Chamberlain
I have reviewed the plans submitted. The following are comments from the above referenced plans and need to be addressed on the future submittal. I have organized these comments by
general category.
Stormwater Report:
The storm shed calculations do not match the acreage listed in the table of the storm water report. I believe one basin in not correct. Please review this.
The time of concentration needs to be checked in the calculations. The report shows 800 ft of pervious and the lots are only approx. 120 feet in length.
Please include the storm routing from the storm shed calculations. This should be the last page the program prints. It will show the input and output of the stormwater ponds.
Roadway Plans:
Need to add a second sign to the 105th closing. I have discussed this with Bob Holcomb on the telephone.
The plans need to reflect the construction of 3rd and Mossman needs to be completed before July 1, 2004. If it is completed by then it is possible for the City of Yelm to have it chip
sealed during its annual maintenance program. This will be paid for by the developer of the project.
Water Plans:
It appears that there may be a stormwater conflict with the waterline on 105th. At this time we will leave the plans as is however this may become an issue if there is a conflict in
the field.
Landscape and Irrigation Plan:
I understand you have outsourced the landscape plan to Droll and Assoc. I have included the original comments that need to still be addressed.
The landscaping plans need to include species of plants and trees.
1 accent tree is required for 3 street trees.
Show how the perimeter landscaping requirements are being met. It should be a landscape buffer or 6’ cedar fence.
The area of open space should be 52,817 s.f. Show how this is being met based on Yelm Municipal Code 14.12.050. We are reviewing the exhibit email to the city.
Need more detail for the trees in the pond area. Should be 70% Evergreen and 30% deciduous. For all trees removed they must be replaced 2 to 1. You marked 115 trees being removed
for the clearing and grading plans.
Irrigation plans needs to be completed for 105th Ave, the open space and stormwater areas.
Misc:
The conditions of approval need to be added to the cover sheet of the plan set. This is a requirement of the City of Yelm.
Conditions of Approval:
The fire flow calculations have not been submitted. These need to be submitted, reviewed and approved before the construction documents will be approved.
Please review and revise your engineering drawings. I believe these revisions can be reviewed by the submittal of fax copies of the areas that must be revised. Please do not submit
