RE: 2nd NOTICE OF REQUIRED FINAL INSPECTION FOR 105 VAN TRUMP ST NE
NOTICE OF VIOLATIONS
Dear Mr. and Ms. Conley:
On October 25, 2016, a courtesy letter was mailed to your address requesting you contact me concerning the lack of a final inspection and certificate of occupancy.
NOTICE IS HEREBY GIVEN that your property at 105 Van Trump St NE [parcel #64421700300] is in violation of Chapter 18.23 Adopted International Residential building code.
ALLEGATIONS OF FACT
Permit # 20090146 was issued on March 3, 2011, for a single family residence.
Permit extension for 6 months was granted on November 23, 2011.
The City of Yelm recognized construction progress through drywall on December 21, 2012.
The City of Yelm denied request for second extension on December 4, 2014, and requested $2,119.35 for reissuance of permit.
On February 4, 2015, the City received an email from you promising payment of the reissuance fees “sometime soon”.
Water usage supports continuous occupancy of this building prior to April 2015 through today.
On October 25, 2016, a courtesy letter was sent to you address requesting you contact me at city hall to resolve the lack of a final inspection and issuance of a Certificate of Occupancy.
ALLEGATIONS OF LAW
The above described property (legal description: Section 19 Township 17 Range 2E Quarter NE SW APPRAISAL COMBINATION FOR TAX PURPOSES ONLY: Parcel 1: Plat MCKENZIES SECOND ADDITION TO
YELM BLK 17 LT 3 Document 008/104; Parcel) is within the City of Yelm.
The above described property is Zoned Residential (R-4).
A certificate of occupancy is required prior to being used or occupied per the International Residential Code R-111.1
A building or structure shall not be used or occupied, and a change in the existing use or occupancy classification of a building or structure or portion thereof shall not be made, until
the building official has issued a certificate of occupancy therefor as provided herein.
IT IS ORDERED THAT within 15 days of receipt of this notice Michael J and Karen M Conley apply and pay for a final inspection renewal permit for 105 Van Trump St NE.
Failure to comply with the terms of this notice of violations by stated time may result in further actions by the City of Yelm, including, but not limited to the issuance of civil penalties
of up to $250.00 per day of violations or further enforcement action through court of competent jurisdiction.
