Dear Mr. Park:
At the request of yourself and Jerry Caird of Thurston County Environmental Health, I performed a courtesy inspection of your facilities at 1010 Yelm Ave E suite B. The purpose of this
inspection was to determine the occupant load of this building and number of restrooms required for that load. As a tenant in this unit you wish to convert one of two restrooms (women’s)
to storage.
Several deficiencies were noted during this inspection:
Water heater in kitchen is not seismically strapped
Pressure tank relief is not plumbed to mop sink
Instant-hot water unit in Women’s Restroom cannot be under sink
Flushing handle for women’s water closet must be on accessible side of toilet
Pressure tank relief must point away from occupants
Door knobs must be converted to accessible
Hallway passages cannot be obstructed and must be min 36” clear width
Men’s restroom cannot be used for ladder or storage (blocking ADA area not allowed)
You must install a Reduced Pressure Backflow Assembly (RPBA) device just after the water meter on water service for the building or install RPBA at point of entry into this unit. Inside
installations requires the use of an appropriately certified plumber. Outside installation will require an insulated box for freeze protection.
The maximum occupant load for a restaurant with one restroom is 30 including employees per IBC 2902.2. To meet this requirement you would be required to reduce the seating capacity
from its current capacity of 44 to 27 if you have 3 employees on site. Do not convert the restroom to storage without providing the City of Yelm with a floor plan to show this reduction.
