Box 479 Yelm, WA 98597   April 19, 2005 Chris Merritt Olympic Engineering 1252 Devon Loop SE Olympia, Washington 98506 RE: Burnett Estates – SUB-04-0218 -YL Second Review of Civil – Site Construction Documents Mr. Merritt The City of Yelm has completed the initial review of the proposed subdivision referenced above. Your application included: Construction plans dated April 13, 2005 Stormwater Drainage Report Addendum (3 sheets) We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following comments need to be addressed before the plans may be approved for construction. Our comments are summarized below: Roadway and Drainage Plans: Revise construction note number 3, page 2 to reflect the reconstruction of Burnett Road from the centerline of right of way. Revise Burnett Road Section to match the sidewalk changes and planter width change made in the plan view. The 1992 DOE manual requires that the bioswale needs to be 2-4% in grade or install under drain for 1% slope. You can not mix the 1992 and 2001 DOE manuals. The City has made a policy to only allow mailbox lock boxes. Please remove the mail box cluster detail from the plans and call out the lock boxes on the construction notes. The street light design will be approved as shown. Before your client applies to Introlight for the street lights a few changes will need to be made to make these lights work with our system. Water and Sewer Plans and Details Please submit fire hydrant calculations. The static pressure is 56 PSI, residual pressure 40 PSI and flow is 890 GPM. This hydrant location is the last hydrant on Burnett Road before this project. Landscape Plan: The landscape plan was not submitted for review as part of this plan. Conditions of Approval: Please verify that you have met all the requirements from the conditions of approval. Please review and revise the plans to address the above referenced comments. Please fax the changes to me for review and approval. After reviewing the fax I will contact you for the mylar submittal. This will significantly expedite our review of the project.
