Box 479 Yelm, WA 98597   June 7, 2007 Steve Chamberlain Burnett Road Commercial Park LLC 4200 6th St Suite 301 Lacey, WA 98503 RE: Burnett Commercial Park Phase 2 – SPR–05-0017-YL Civil Construction Plan Approval Mr. Chamberlain: The City of Yelm has completed the initial review of the proposed commercial development. Your application included: Civil Plans received May 25, 2007 No Landscape Plans were submitted We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. At this time the construction plans are substantially complete and can be approved with some minor modifications before you submit for signature. Our comments are summarized below: Refuse Container: The detail you included for the trash enclosure does not meet the requirements of the design guidelines. This detail is not longer in use. Please include a design similar to the one that was installed in Phase 1. The detail should show what the enclosure is being constructed of, heights and type of gates that are being proposed. Also you need to provide an approval for the location of the trash enclosure by Lemay. A site plan with there signature showing they have reviewed the location is typically what they provide. Water and Sewer Step Plan: The water and sewer details must be replaced with the current details. If the details are not dated 4/2007 and do not have the public works signature than they are not current. Please down load the current details and replace them on the plans. Please add some more detail to water call outs 10 and 11. The intent is not clear. Landscape and Irrigation Plans: Same comment as Review No. 1 Theses comments have not been addressed. You need to submit landscaping plans as soon as possible. Some of these comments also affect the refuse container. The curbing around the refuse container must allow for the gates to be able to swing open.  It is assumed that the parking adjacent to the storage units is close to the existing fencing and that the landscaping there is continuing to the curb. After you have made the above changes, please provide me with the following information: One Full Size set of plans for signature (Your choice of media and will be returned to you) One Stormwater Report for signature (City to retain) When the signed set of plans has been returned, you will need to provide the following before a preconstruction meeting can be arranged. 4 full size sets of signed plans 1 half size set of signed plans 1 CD with the AutoCAD files of the approved plans Engineering Fees paid in full (An invoice will be provided) If you have any additional questions or comments please do not hesitate to call or contact me at jimg@ci.yelm.wa.us.
